August 2026 Salem-Keizer Housing Market Update
The Salem-Keizer housing market gave buyers more options in August, but it did not become an easy market for every buyer or a bad market for every seller. The clearest takeaway is that results depended heavily on price, condition and competition.
According to WVMLS data compiled by HomeStar Brokers, 191 residential properties closed in Salem and Keizer during August. Another 361 homes came on the market, and 840 active listings were available in the month-end snapshot.

The median home sold for essentially 100% of its final asking price. That does not mean sellers received their original price. The median sale-to-original-price ratio was approximately 99.1%, and more than half of active sellers had already made a price adjustment.
That distinction matters. Buyers generally negotiated against a price that the market had already tested, and sometimes corrected, rather than receiving a large discount from a properly positioned list price.
What sellers should know
There is demand, but buyers have enough alternatives to be selective. A seller who starts too high may lose the strongest early attention, accumulate market time and eventually reduce the price.
Before listing, compare the home with current competition, not only recent sales. Presentation, repairs, photography and launch timing also matter more when buyers can choose among several similar homes.
What buyers should know
More inventory creates room to compare homes and negotiate selectively. That opportunity is not evenly distributed. Fresh, well-priced homes can still attract quick interest, while listings with longer market time or recent price changes may offer more flexibility.
The best strategy is to evaluate each property individually. Review its pricing history, condition, days on market and competing listings before deciding how aggressively to write.
The bottom line
Salem-Keizer is operating as a more balanced, property-specific market. Sellers can still earn strong results, but accurate pricing is essential. Buyers have more leverage than they did in a severely constrained market, but the best homes still require preparation and decisive action.
